Establish and provide comprehensive resident communication in which we receive, respond and review all concerns, requests, and maintenance regarding property on a 24 hour / 7 days a week basis. The system will include regular office hours, telephone response, emergency call availability and email.
Develop a master management plan for the community and its tenants with owner in which improvements to the community are prioritized and communicated to all parties.
Provide dependable maintenance personnel as needed. Maintain and service pools
Coordinate and manage acquiring, receiving and setting new homes.
Review all Utilities, document and monitor usage
Marketing of the property as well as setting up referral connections
Financial Reporting/Accounting Services
Collect rent, Process all accounts payable and receivable
Communicate with and collect delinquent accounts including all legal action.
Generate an annual operating budget
Provide detailed monthly financial reports
Provide year end statements for tax preparations
Foresee, advise and plan for capital improvements and repairs
Process all 1099’s for all contractors and sub-contractors
Prepare specifications and obtain competitive bids for contract services
Maintain Files on vendors licenses, workers compensation verification and general liability insurance coverage
Monitor service and maintenance programs for cost effectiveness and customer satisfaction
